Concrete Leveling in Central Illinois & Indiana

Uneven Concrete Floors Creating Cracks Or Safety Problems?

If your concrete floor has started sinking, cracking, separating, or becoming uneven, the problem usually does not fix itself. Whether it is inside a garage, pole building, basement, shop, warehouse, or another structure, settled concrete floors can continue moving over time if the support underneath the slab changes.

At HowellSlabJacking, we have been helping property owners Lift Settled Concrete since 1989. We have Specialized in Traditional SlabJacking for over 35 years, helping homeowners and property owners restore settled concrete floors without the cost and mess of replacement.

Many newer companies may call it “concrete leveling,” but when dealing with floors, proper support beneath the slab is just as important as simply lifting the concrete. Our goal is restoring the slab toward its intended position while filling voids and supporting the concrete beneath it.

Why Concrete Floors Sink

The concrete itself is usually not the problem. In most cases, the issue starts below the slab.

Common causes include:

  • Soil settlement beneath the floor
  • Poor compaction during construction
  • Water erosion
  • Plumbing leaks beneath slabs
  • Rodent activity creating voids
  • Shrinking soil conditions
  • New construction settling

When support beneath the slab changes, empty spaces can develop. Eventually the concrete can begin cracking, settling, and separating.

If ignored, the problem often becomes worse over time.

Signs Your Concrete Floor May Need SlabJacking

You may notice:

  • Cracks becoming wider
  • Uneven floor sections
  • Gaps appearing beneath walls
  • Doors sticking or not closing properly
  • Sloping or settled floors
  • Separation between slabs
  • Trip hazards
  • Water collecting in low areas

Many property owners wait until settlement becomes severe, but smaller problems are often easier and less expensive to address.

If your concrete floor is settling, there is a good chance other concrete around your property may also be moving. We also help property owners restore garage floorsdrivewayswalkways & sidewalksstepspatios, and concrete slabs. Whether you are dealing with uneven surfaces, cracks, or settlement issues, our Traditional SlabJacking process helps restore concrete without tearing it out and starting over.

Our Fix: Traditional Concrete Floor SlabJacking

Traditional SlabJacking has been a tried and proven method for lifting settled concrete for decades.

At HowellSlabJacking, experience matters. The material itself is only one part of the process. Knowing where to place the holes and how much material to pump beneath the slab comes from years of real-world experience.

    Step 1: Inspect & Drill

We inspect the concrete floor and identify areas that have lost support beneath the slab. Small access holes are drilled in strategic locations.

Step 2: Pump Material Beneath The Slab

Material is pumped beneath the concrete floor under pressure to fill voids and carefully lift the slab.

Step 3: Lift, Support & Finish

The slab is lifted back toward its intended position while matching surrounding sections as closely as possible.

Most residential jobs can often be completed in less than a day.

    Concrete Floor SlabJacking FAQs

The process itself is similar, but concrete floors often require a little different approach. Floors inside buildings or structures usually need closer attention to overall floor height and support beneath the slab. We also help restore driveways and garage floors when settlement affects other areas of the property.

Yes. Concrete naturally cracks. As the old contractor saying goes, concrete is guaranteed to do two things: get hard and crack. The goal is usually restoring the slab toward its original position while minimizing separation. Cracks can often be improved after lifting, but they generally do not completely disappear.

Not always. Many property owners assume replacement is the only option. Traditional SlabJacking often allows you to keep the existing slab while restoring support underneath. You can also learn more about the process on our SlabJacking Process page.

Every job is different. Size, access, location, settlement, and conditions beneath the slab all affect pricing. Most residential SlabJacking jobs generally run between $600–$1,900, although larger projects may be more.

Nothing is permanent. However, once proper support is restored and future erosion is prevented, many slabs remain stable for many years. Over the past 35+ years we have lifted tens of thousands of slabs that have stayed up for decades.

Settlement beneath the slab is usually the cause. Water erosion, poor compaction, soil movement, plumbing leaks, and voids beneath the slab can all contribute. You can also visit our Problems We Fix page to learn more about common settlement issues.
